Any violation of the provision shall be considered a default under terms hereof. 7. Repairs: Tenant must take care of the above-referenced Location and all equipment and fixtures contained therein. Tenant is responsible and liable for all repairs, replacements and damages caused by or required as a result of any acts of negligence of Tenant, invitees or guests. 8. Alterations: Tenant must not alter the plumbing, electrical, ventilation, heating or cable systems. Tenant must not paint, panel, wallpaper, alter flooring or make any other alterations. 9. Maintenance: Tenant shall maintain the premises in a clean and sanitary condition at all times. At the end of the term, Tenant will leave the Leased Premises clean and in good condition. Tenant shall remove all Tenants belongings at the end of the term. 10. Utilities: Landlord is responsible for the payment of electric, gas, water, sewage, garbage, basic cable and telephone. 11. Landlords Right to Enter: Landlord may, at reasonable times, enter the above-referenced Location to inspect, make repairs or alterations, and show it to prospective Tenants. 12. Pets: Tenant may not bring or keep pets in the above-referenced Location. 13. Laws, Regulation and Rules: Tenant must, at Tenants expense, comply with all laws, regulations, ordinances and requirements of all municipal, state and federal authorities that are effective during the terms of the Lease Agreement, pertaining to the use of the premises. Tenant must not do anything that increases the Landlords insurance premium. Tenant has received a copy of the Rules and Regulations and agrees to comply with them, a copy of the Rules and Regulations are attached hereto and made a part hereof. 14. Legal Fees: If Landlord is successful in legal actions or proceeding between Landlord and Tenant relating to the nonpayment of rent or recovery of possessions of the above-referenced Location, Landlord may, to the extent legally available, recover reasonable legal fees and costs from Tenant. 15.
