Rebecca Gillard of Thomas Legal provides her top tips for first time buyers…Choose your Solicitor Wisely The Solicitor you choose is going to be your point of contact and essentially your voice in this entire process. Getting this right is a vital step. Many focus on price when choosing a Solicitor to act for them. Whilst price is of course important, it should not be your only consideration. Is your Solicitor approachable and accessible? Did they answer the phone? Do they reply to your emails? Communication is key. It is inevitable that your Solicitor will be out of the office from time to time too, whether in client meetings, site visits or on holiday. What support structure is in place when the Solicitor is out of the office? Important things to check so that you are not taken by surprise later on in the process. Get on top of your Admin Once you’ve chosen your Solicitor, they will send a number of forms for you to complete and return. You will be asked for information in relation to the money you are contributing to the purchase price. Often buyers are surprised that they have to show not only that they have the money available for the purchase but also where that money came from too. A lot of time can be saved if you have done your preparation in advance and it’s highly likely your mortgage broker and estate agent will need the information too. More first time buyers than ever are getting a gift from family to assist with the deposit. If you are getting a gift, you should be aware that the people providing the gift will often have to be involved too. It might be wise to have that conversation early, so that they can do their preparation too. Don’t be ShyNever be afraid to ask questions. Your Solicitor is there to work for you. Be interested and involved. The process will be greatly assisted by you being responsive and engaged. If you have any particular concerns, try and raise these as early as possible so as to avoid any delays later on. Lastly, try to enjoy it if you can!
