How to recognize water damage in a home

Plumbing problems may ultimately result in costly water damage.

H omes are potentially susceptible to a host of problems. While unforeseen problems can prove costly, homeowners who keep attentive eyes on their homes can oftentimes discover small problems before they escalate.

Water damage is a potentially costly problem that can afflict any home. Old homes tend to be most susceptible to water damage, and that damage can manifest itself in various ways. The following are some telltale signs of water damage that should give prospective home buyers pause and compel current homeowners to seek professional assistance as soon as possible.

Stains

Many prospective home buyers have been disappointed by the sight of water stains during an open house or home inspection. Water stains tend to be on ceilings and/or walls. Stains on ceilings tend to be round, while wall stains are straight lines down the wall that may or may not have forced paint to peel. Water stains are not necessarily indicative of a major problem, but homeowners should have the stains examined by a professional while potential buyers should direct their home inspector's attention to the stains.

Deteriorating wood

Wood around windows or doors that is deteriorating may indicate water problems. The wood might be deteriorating because water is infiltrating the wood during storms. Baseboards and molding that is dilapidated or beginning to deteriorate may also indicate water damage.

Buckled drywall or wood

Drywall or wood that is buckled or beginning to buckle is another potential indicator of water damage. Drywall buckles when it gets wet, and that is often a sign that there is a leak behind the drywall. Severely buckled drywall will feel as if it has ridges. Wood also buckles when it is exposed to excess moisture, and this can usually be felt when walking on the wood barefoot or in socks.

Odor

Sometimes water damage is best detected by the smell test. Homeowners who notice the smell of mold or mildew in rooms that previously never emanated such odors might have homes that are in the early stages of water problems. The water damage might be behind the walls, where mold is beginning to form thanks to water damage. Older homes tend to be musty, but call in a professional if you notice that mustiness if more pungent than usual.

Water damage is a potentially costly problem, especially if it goes unnoticed for months or even years. Homeowners and prospective home buyers should be on the lookout for signs of water damage before problems escalate and require expensive repairs.

How to prepare for cold weather power outages

Cold weather can bring wind, snow and ice. But cold weather also might be the culprit behind power outages.

Sudden power outages can be inconvenient and troublesome. The potential danger of a power outage only escalates when one happens during the winter. It is relatively easy to recover from a short-term loss of power, but extensive power outages can compromise human health and safety.

Relatively recent storms such as

Hurricane Sandy illustrated just how challenging it can be for people to go without power, particularly today, when many people have grown accustomed to having everything available at the flick of a switch.

Heavy, wet snow can weigh down power lines or cause branches to break and damage electric cables. Poor road conditions can make it challenging for power company crews to arrive in affected

areas and make repairs, which can lead to prolonged power outages. Men and women must prepare for blackouts at any time of the year, but especially so when the temperatures dip. Here's how to prepare for an extended power outage.

Keep your home well-stocked with safety devices. Purchase flashlights and batteries and keep them in an easily accessible location. Solar-powered rechargeable batteries last longer than

more traditional batteries, and if you pair them with LED flashlights, you can extend the usage time and have more light when needed. Store bottled water and nonperishable foods in a pantry or in the garage. Fill gas cans with gasoline and store in a safe location. Many portable generators require gasoline to run, and gas pumps may not work during a blackout.

Have an alternative heat source at the ready. When the power goes out, so do furnaces, which usually require an electrically powered blower or pump to work. If you have a backup generator, you may be able to plug in a space heater to warm one room in the house. Otherwise, a fireplace can provide some heat. Factors to consider when choosing and applying mulch

Homeowners may associate mulch with springtime lawn and garden care, but mulching in fall can benefit a lawn as well. According to the Morton Arboretum in Illinois, mulch protects roots against extreme temperatures, and not just those associated with summer heat waves.

Mulch is often connected with its ability to help soil retain moisture during especially warm times of the year, when mulch promotes strong roots that can help lawns and plants survive periods of extreme heat. But when applied in the fall, mulch also inhibits freezing and thawing in winter, reducing the likelihood that plants will be injured.

While applying mulch in fall can be beneficial to lawns, homeowners should first consider a few factors.

n Timing: The Morton Arboretum notes that mulch being applied as winter

protection should not be applied too early in the fall, as doing so may delay the soil freezing process. Homeowners should wait until after a hard frost in the fall to apply winter mulch. In many places, hard frost will not appear until late fall.

n Texture: The Morton Arboretum recommends medium-textured mulch. Fine particles may pack down and retain moisture that will evaporate before it reaches

the plant roots. Materials that are too coarse may be incapable of holding sufficient amounts of water to benefit the soil.

n Nutrients: Humus is an organic component of soil that forms when leaves and other plant materials decompose. Organic mulches provide humus and decompose over time, adding nutrients into the soil. The Morton Arboretum recom-

mends that homeowners use organic mulch that was composted or treated prior to application so any weeds, insects or microorganisms are killed.

n Application: Correct application of the mulch is essential. Applying too much mulch can adversely affect lawns, plants and soil. In addition, excessive application can cause decay and make lawns and plants more vulnerable to disease. Homeowners uncertain about when and how to apply mulch in the fall can consult with a lawn care professional to devise a plan that ensures their lawns and gardens hold up against winter weather.

n Plant spring bulbs. Get tulips and other spring bulbs ready for planting so they'll burst with color next year.

n Dig up herbs. Relocate herbs like parsley or basil to indoor gardens. Otherwise, strip all leaves and freeze for storage during winter.

n Consider mums. Chrysanthemum plants are perennials. While they look beautiful in pots, if planted, maintained and winterized, they can bloom every fall.

n Fertilize the lawn. Fertilizing in autumn helps ensure grass will stay healthy throughout the winter.

n Add mulch and compost to the garden. Replenish spent soil with mulch and compost so garden beds will be revitalized for spring planting.

n Prune hedges. Tidy up hedges, as they won't be growing much more this year.

n Clean and store equipment. Clean,

sharpen and oil all equipment, storing lawn and garden tools properly so they are ready for spring and not lying out all winter.

Autumn may not seem like gardening season, but there are plenty of lawn and garden tasks to tend to during this time of year.
